The Facilities Maintenance &
Repair Technician will be responsible for the overall oversight, maintenance and general repairs to one of our multi-building complexes’ common property and to any other property as directed. Duties will include but are not limited to the following:
- Check and maintain all entrance and exit doors (proper closing, paint, hardware, etc.)
- Inspect and maintain boiler / mechanical / gas meter / electrical rooms and their contents daily
- Inspect water softeners and fill with salt as required.
- Paint and take care of other general repairs to the common areas (including the Games Room and Gazebo) as part of the general upkeep of these areas.
- Report all leaks on the common property to the Management Company and obtain instructions for timely repair (ie. dispatch technician and / or meet technician onsite to direct them to the location of the leak)
- Clean / maintain all outside entrance areas, stairwells, parkade, ramps, garbage room and car wash. Sweep and / or wash as needed.
- Ensure the garbage and recycling pickups take place on assigned days and report to the Management Company should any scheduled pickups be missed. Report to Management Company any issues with bins overflowing.
- Report oversized items that are left in the garbage room so the appropriate action can be taken against the responsible unit;
provide the date, time and photos if possible.
- Report any unallowed items on patios, balconies, hallways outside of unit doors, and in the parkade, and leave notices to remove the items.
- Check interior and exterior light bulbs on common property and replace as needed.
- Report to the Management Company any repairs that may be required by outside trades.
- Advise the Management Company if a contracted trade / service provider (including Security for moves and other projects) does not show up on contracted / designated days.
- Keep abreast of the comings and goings of the various trades / service providers and ensure they leave the property in good order and that all mechanical room doors are closed and locked.
- Ensure snow removal is carried out as required, including both loading zones and the bus stop. Report any omissions to the Management Company.
- Spread ice melt on parkade ramps, courtyard, exterior stairways and walkways / sidewalks between regular snow removals as needed.
- Remove and report to the Management Company any lockboxes that have been placed on the property other than in the designated location, as well as any posted signs (realtor or other).
- Report bylaw infractions to the Management Company with date, time and photos.
- Ensure all drains (including those at the main floor decks, car wash, garbage room and parkade doors) are kept clear of debris and buildup of dirt and dust.
- Test drains monthly for proper drainage, and report any issues to the Management Company.
- Ensure landscapers have returned downspouts to the down position when they have finished their weekly work;
replace as required. Report any omissions to the Management Company.
- Monitor irrigation systems and fountains and report any failures to the Management Company. Water grass, shrubs, flowers, etc. as necessary.
- Keep the common areas clean and free of garbage, including the areas between the sidewalks and retaining walls. Remove leaves, debris, fallen fruit, etc. from the walkways.
- Clean walk off mats as required, including the rubber winter mats at each entrance. Clean the bike cages in conjunction with the scheduled parkade cleanings. Clean backup lights, outlets, exit signs, parkade man doors and fire box after parkade sweeping.
- Clean and inspect all security cameras including trail cameras. Change batteries as required.
- Oversee the annual fire inspection of units as well as any inspections requested by the Management Company.
- Monitor and enforce Visitor Parking rules as directed by the Management Company (check license plates daily).
- Put up and remove elevator pads for moves and deliveries;
