Accountable to:
General Manager and Head of Engineering/HSK
Essential Functions of Position
- Welcome and acknowledge all guests according to company standards, anticipate and address guests.
- Promptly respond to front desk reports of guest/tenant’s problems or concerns, informs the front desk when action is complete so the front desk update maintenance records.
- Maintains rooms in optimal operating condition by performing repairs as needed.
- Understands the room preventative maintenance program.
- Perform preventative maintenance, repairs, or makes recommendations for repairs, of all mechanical/electrical, HVAC, refrigeration, and plumbing systems, all building components and furniture, fixtures, and equipment. Advises if outside contractor is needed.
- Maintains the condition of the hotel lobbies and restaurants.
- Maintain pool records, pool equipment, chemicals, and dispensers. (CPO certification will be required).
- Maintains the grounds, landscaping, and parking areas in a clean, neat, safe and effective manner.
- Performs painting, carpentry, plumbing, carpet cleaning and other jobs as necessary.
- Maintains all storage areas, shops, and mechanical areas in a safe and secure manner.
- Reports any hazards or injuries in the department and takes immediate action to correct.
- Handles master keys in accordance with Company’s standards for the overall safety and security of the hotel.
- Be available ON CALL as scheduled to respond to emergency issues that may arise after hours.
- Perform other duties as requested.

Education and Experience
- High school diploma;
technical school degreepreferred.
- One to five years in maintenance required.
Specific Job Knowledge, Skills and Abilities The individual must possess the following knowledge, skills and abilities and be able to explain and demonstrate that he or she can perform the essential functions of the job, with or without reasonable accommodation, using some other combination of knowledge, skills, and abilities:
- Must be able to speak, read, write and understand the primary language(s) used in the workplace.
- Must be able to read and write to facilitate the communication process.
- Must be self-directed. There is mínimal direct supervision.
- Requires good communication skills, both verbal and written.
- Must possess basic computational ability.
- Must have a good knowledge of plumbing and electrical systems, HVAC, maintenance of records of power, water and fuel consumption.
- Must have knowledge of using Purchase orders and ordering materials.
Physical Requirements
- Most work tasks are performed indoors. Temperature generally is moderate and controlled by hotel environmental systems;
however, must be able to work in extreme temperatures like freezers (-10 degrees F.) and boiler rooms (+110 degrees F.), possible for one hour or more.
- Must be able to stand 5 hours per day. Sitting and bending, squatting and other motion are required the rest of the working day. Length of time of these tasks may vary from day to day and task to task
- Must be able to exert well-paced ability in limited space and to reach other locations of the hotel on a timely basis.
- Must be able to bend, stoop, squat and stretch to fulfill cleaning tasks occasionally.
- Must be able to lift up to 20 lbs on a regular and continuing basis.
- Must be able to lift up to 50 lbs frequently.
- Must be able to lift up to 100 lbs occasionally.
- Must be able to exert well-paced ability to reach other departments of the hotel on a timely basis.
- Requires grasping, writing, standing, sitting, walking, repetitive motions, bending, climbing, listening and hearing ability and visual acuity.
